Letting and Lease Negotiations

TUPA’s standard lease agreements have been based on leases drawn up by the Institute of Estate Agents and recommendations by senior attorneys and advocates. Our residential, commercial and industrial letting departments have developed expertise in drafting and negotiating lease agreements tailored to suit both the owners and the prospective tenant’s requirements. Fees for drawing up leases are paid by tenants.

Through its extensive network of tenant referrals and advertising, TUPA is able to match approved tenants to suitable premises. Prospective tenants’ references and credit records are checked through banks and credit information services, rental history with previous owners and in the case of a new company, bank references of personal accounts of directors and major shareholders and credit worthiness.

TUPA’s commercial letting staff will conduct procurement of tenants and lease negotiations. Should new tenants be procured a commission in accordance with the recommended tariff of the Institute of Realtors would be payable.
